The book, on us
Most doctors we meet don't have a money problem. They have a freedom problem. You work, you get paid. You stop working, the income stops. That's the doctor income trap, and no raise fixes it.
This book is the way out we actually walked. Not theory. The rentals, the tax code, the order we did things in, and the parts we got wrong first.
Real estate is not magic. Toilets exist. But owning a cashflowing asset can pay you whether or not you show up to a shift, and that changes everything about the choices you get to make.
Don't quit medicine. Make it optional. Read the first chapter and you'll see how.
What's inside
- Why cashflowing rentals, not appreciation bets. The fastest accessible path we've found to real freedom, and why we buy for cashflow first and treat appreciation as a bonus.
- The tax move most doctors leave on the table. Real Estate Professional Status (REPS) and depreciation, and how physician households can legally shelter W-2 income. The tax code isn't a list of penalties. It's a list of incentives. VERIFY tax framing is compliant for public copy
- How to make medicine optional. Optionality means real choices. Dropping a clinical day, saying no to weekend call, taking a month abroad without asking anyone's permission.
- Our origin story, with the numbers. Two newlywed hospitalists, high income, almost no freedom, working 80-plus hours one week on and one week off, asking "is this it?" And what we did next.
- Live where you want, invest where it makes sense. The playbook for buying in markets that actually cashflow even when your zip code doesn't.
- The snowball. How the first property makes the second one easier, and the second makes the third.
This is the real method, not a teaser. The book is the map. The courses are the guided, coached version of the same walk.
Why we wrote it
Several years ago we were newlyweds working as full-time hospitalists.
On paper it looked like we had everything. The careers. The marriage. The nice rental home, the cars.
In reality? After years of work we had very little saved. High income, almost no freedom. We were one bad week away from doing it all again the following week.
One night the question got loud enough to say out loud. Is this it? Is this the whole plan, grind until our sixties and hope we still want the life waiting at the end?
One thing was clear. We had to do something.
So we bought a cashflowing rental. Then another. We learned the tax code on purpose instead of leaving it on the table. Kenji has claimed Real Estate Professional Status every year since 2015 VERIFY "since 2015" for public copy. The income started showing up whether or not we picked up a shift.
In under five years we were free to choose VERIFY timeline claim. We didn't quit medicine. We made it optional. That's the difference we want for you, and it's what this book hands you.

Fair questions
Why is it free?
Because it's how we introduce ourselves. If the book helps you, some of you will want the coached version later. If it doesn't, you got a free book and we got to meet you. We'd rather earn that than sell you on a landing page.
What's the catch?
None. You cover shipping so the book reaches you, and you land on our newsletter. If it's not for you, unsubscribe works, one click, and we mean it. No hoops.
Is this the whole system, or a sample?
It's the whole method. The book is the map. "Zero to Freedom" and our other courses are that same map, sequenced and coached, with the deal analysis, financing, and team-building walked through with you. You can start with the book alone.
